Structure:
Foundation in stone masonry and super structure in brick masonry.
 
Flooring:
General flooring is of 12"x12" ceramic tiles of ivory colour. Skirting of 3" width with white marble strips.
 
Staircase:
Rise and tread finished with silver grey mosaic tiles.
 
Joinery:
Doors - All doors are commercial flush shutters of 32mm thickness with well seasoned treated countrywood frames. All fixtures shall be of first quality iron oxidised fittings with mortise lock for all doors except for toilet doors. Entry door with teakwood frame and shutter with polish finish.


Window - All windows are decorative type MS windows with sub frames and guard bars.

Sanitary Arrangements:
All sanitaryware are of white porcelain of standard make. Glazed tile dadoing for bathrooms upto 7ft. height and ceramic tile flooring. Accessories will include low level PVC cistern soap niche at appropriate location, pressure die cast CP taps. Septic tank and dispersion trench of adequate capacity will be provided in each Villa.
 
Water Supply Arrangements:
Underground sump and over head tank of suitable capacity will be provided. Pipes and fittings will be of first quality PVC except for hot water which will be in G.I. Pipes.
 
Kitchen:
Adanga Marble polished work table top with ivory glazed tile dado upto 2ft. height above the platform. Single bowl single drain stainless steel sink will be provided. The flooring will be ceramic tiles with 3 inches width tiled skirting.
 
Electrical:
Electrical wiring inside the house is designed for a 3 phase power supply. Provision of 3 phase or single phase shall be as decided by the company.
  • Supply through a distribution board incorporating MCB.
  • Concealed wiring with standard ISI make wires.
  • Control switches and sockets will be of flush moulded modular plate type.

Painting:
Internal walls will have 2 coats of putty and one coat of cement primer. External walls shall have emulsion paint of first class quality and brand as per architect's colour scheme.
 
Compound Wall & Others:
Each house will have a compound wall of 5 ft. with hollow block construction, 10' wide MS gate and concreted driveway.
 
Roofing:
For sloped roof in individual houses first quality Mangalore tiles will be laid over RCC slab.
 
Terrace:
Terrace will be finished with insulation medium in surkhi and laid with pressed clay tiles.
 
 
 
NOTE:
1. Accessories, fittings and fixtures wherever used will be as per Company standard.
2. Selection of materials exhibited in our registered office is at the discretion of the Company and shall be the standard for the project.
