  The Company reserves the right to accept or reject the bookings.
   
  Completion in 12 months for the individual house from the date of promoter's agreement.
   
 
The allottee shall execute an agreement for the terms and conditions immediately on allotment of the houses.
   
 
The Company reserves its right to cancel the allotment if the allottee commits default in payment of the cost and in such event, out of the total amount paid till then by the allottee, a sum as decided by the Company shall stand forfeited.
   
 
Stamp duty @ 14% and registration charges @ 1 % are normally calculated on the actual consideration or on the prevailing guideline value of land, whichever is higher. Increase in stamp duty and registration charges or increase in guideline rate will lead to an increase in stamp duty and registration charges which will have to be borne by the allottee. Normally the guideline rate will be revised on 1st April every year. If, the registration takes place after commencement of construction activities at site then the charges payable include an additional element. This will be in proportion to the value of construction executed as estimated by the registration authorities. Such charges towards registration are to be borne by the allottees as estimated at the prevailing rates.
   
 
All statutory obligations such as stamp duty, registration charges, individual electricity / water meter deposits, proportionate expenses for transformers, cable charges, sales tax and any other State / Central taxes that exist or that may be arising out of purchase / sale of land, construction of the houses etc., shall be borne by the purchasers.
   
  Interest will be charged at the rate of 21 % p.a. for delayed payment of instalments.
   
  All measurements are subject to minor variations without specific or general notice.
   
 
Membership in the Association of House Owners is compulsory and a non-refundable fee of Rs. 7000/- is to be paid separately.
   
  The above rates are subject to change without general notice. But the rates agreed with the clients at the time of booking will be firm and fixed and no escalation will be charged on them after booking.
   
  Legal jurisdiction will be at Coimbatore.
   
 
Registration will be for the land area as per the guideline value and the promoters agreement will be for the construction of the house by M/s. Sreevatsa Real Estates (P) Limited.
   
  The Company will not accept the following:
 
An alteration to the internal layout which will affect the structure
Changes to the concealed electrical layout, shifting of electrical points in the ceiling and in the walls
Changes to the plumbing and sanitary layout in the kitchen, wash and toilet
Changes to the location and / or alterations to the size and design of windows
Modifications to sit out, balconies and such other features which will affect the external appearance or elevation of the Villa which are not permitted by the competent authority.
