FOUNDATION:-
RCC footings and columns with connecting plinth beams upto basement.

Teak Wood frame with Teak panelled shutters of approved design with stainless steel hardware. Good quality cylindrical locks will be provided as per promoters' choice.

Door frams will be made of seasoned Country Wood.Doors will be with panelled shutters membrance pressed painted with enamel paint on both sides.

Well seasoned Country Wood door frames, membrance pressed panelled shutters with enamal paint finish on both sides with SS Hardware.

Glazed ceramic tiles upto 2'0" height above the black granite kitchen platform with single bowl single drain(SS Sink). Exhaust fan will be provided in the kitchen. In utility area, ceramic tiles upto 4'6" height will be provided with black granite counter and granite sink.
 
Exterior :-
Two coats of Exterior Emulsion Paint over one coat of primer.
 
FLOOR FINISHES :-
All floors will be of vitrified tiles 2'X2' of architect's approved colours.
Toilets and utility-Antiskid ceramic tiles will be laid
Stair case steps Raiser and Tread will be of white marble.
Skirting in all rooms will be of Black Granite for 3" height.
 
SANITARY FITTINGS :-
Wall mounting EWC of Parryware/Hindware/Euro make of white colour.

In bathrooms, single lever 4 way diverter with over head showers & spout of approved quality and make.
CP fittings of good quality and make as per promoter's choice.
Provision for Geyser and Exhaust Fan will be provided in all toilets.
 
ELECTRICAL :-
3 Phase power supply will be provided.
Concealed insulated copper wires of ISI approved quality make for all circuits will be provided.
Individual MCB equipped distribution board with 3 phase manual change over switch will be provided.
Switches and sockets used will be of approved ISI make and quality.
 
ROOF INSULATION :-
Roof will be coated with water proofing compound, with weather proof media of surki & mortar, laid over with pressed clay tiles.
 
WATER SUPPLY AND SANITARY ARRANGEMENTS:-
Adequate capacity of individual underground sump and over head tank will be provided separately with a wall separation inside tank for bore well water and municipal water. Only bore well water will be supplied to all the villas. As regards Municipality water connection, individual applications are to be made by the house owners to the Municipality.

Individual septic tank with dispersion trench provision will be given.
 
COMPOUND WALL AND MAIN GATE :-
5'-0" height with hollow block walls and 12'X6' gate and covered car park with paved stone drive way of paver block inside the car park. Compound wall will be constructed for 5'0" height over the periphery boundary with hollow blocks.Steel Main gate of 12'X6' will be provided.
 
CAR PARK:-
Architect designed covered car park constructed with steel frame and fibre glass roof will be provided. Flooring for the car park will be with paverblocks.
