| GENERAL
TERMS AND CONDITIONS : |
| 1.
Company reserves the right to accept or reject the bookings. |

| 2.
The villas will be completed in 18 months from the date of signing the promoter's Agreement and registration of land. The allottee shall execute an agreement for the terms and conditions immediately on booking and allotment of the villas. |

| 3.
The company reserves its right to cancel the allotment if the allottee commits default in payment of the cost and in such event, out of the total amount till then paid by the allottee, a sum as decided by the company shall stand forfeited.

| 4.
Stamp duty @ 8% and Registration charges @ 1% are normally calculated on the actual consideration or on the prevailing guideline value of land whichever is higher. Increase in Stamp duty and registration charges or increase in Guideline rate will lead to an increase in the stamp duty and Registration charges which will have to be borne by the allottee. Normally the guideline rate will be revised on 1st of April every year.

| 5.
Registration will be for the land area as per the guideline value and the promoters agreement will be for the construction of house by M/s. Sreevatsa Real Estates (P) Limited. If the Registration takes place after commencement of construction activities at site then the charges payable include an additional element. This will be in proportion to the value of construction executed and estimated by the registration authorities on demand.

| 6.
All statutory obligations such as stamp duty, registration charges, individual electricity / water meter deposits, propotionate expenses for transformers, cable charges, sales tax and any other state / central taxes that exist or that may be arising out of purchase/sale of land, construction of the houses etc., shall be borne by the purchasers.

| 7.
Interest will be charged at the rate of 15% p.a for delayed payment of installments.

| 8.
All measurements are subject to minor variations without specific or general notice.
|

| 9.
Memership in the Association of house owners is compulsary and a non refundable fee of Rs.50,000/- is to be paid separately.

| 10.
Legal Jurisdiction will be at Coimbatore.
|
| |
| 11.
Apart from the Corpus Fund, Maintenance Charges of Rs.5,000/- on adhoc basis will be collected by M/s. Sreevatsa Real Estates Pvt Ltd., towards 3 months running cost for security, common electricity charges, office expenses, water charges, landscaped maintenance etc., which is to be paid in one installment. The regular maintenance charges will be freezed along with the association on completion of 3 months and thereafter the association will take care of the maintenance.
